Second Visit
1. Thorough Market analysis provided a. Closed area sales within last 6 months b. Active area sales c. Adjustments made- additions or subtractions from the comps provided 2. Discuss realistic market time frames 3. Decide TOGETHER on a listing price 4. Address any concerns either party may have 5. Sign the listing agreement

Showings:
In the present market- it is never a good idea to turn down a showing request- so be on your death bed if you tell us me no to a showing. We will always arrive 15 minutes early, turn on all lights, open shades You will always have to have your home "showing ready" EVERY DAY- wake up 15 minutes earlier and make your bed and load the dishes in the washing machine- It is not uncommon to have a day of showing request. This is a big investment- Treat it as such...
